KL Modular Systems Australia (KLMSA) has more than 35 years’ experience providing modern and cost-effective modular construction solutions for the education, health, government and community services, administration and commercial sectors. Based in Kinglake, Victoria, we build bespoke modular solutions that are designed to seamlessly blend into the surrounding environment.

From 2007-2022, KLMSA was owned and managed by Sue Rolland and Geoff Marshall. Together, they brought more than 50 years of combined knowledge, skills, and hands-on experience in modular construction to build KLMSA’s reputation as a leader in the modular industry.

In March 2022, KLMSA was acquired by SHAPE, an Australia-wide fitout and construction services specialist. With more than 30 years’ experience, SHAPE brings expertise in delivering fast-paced, high-quality, technically challenging construction projects in occupied environments, fostered by a strong culture of teamwork and innovation. 

The integration of SHAPE and KLMSA brings together the best of two complementary businesses to deliver high-quality, bespoke modular solutions.

KLMSA brings together a dedicated team of design, production, preconstruction and construction professionals. Our people’s breadth of knowledge has transformed our modular buildings to become more contemporary in both design and appearance, larger in both footprint and height, and more adaptable to a wider range of uses. Long established and valued business relationships have been forged with organisations in the education sector, including Independent Schools, the Catholic Education Office, and the Victorian School Building Authority. We also enjoy great relationships with both Metropolitan City and Regional Shire Councils and are frequently contracted to construct council sporting pavilions. 

KLMSA is recognised as an innovator in the building of modular systems in schools, early learning centres, government service buildings, offices, training facilities, multi-purpose sports amenities and special-purpose accommodation requirements. Our management team have always been involved in the business in a day-to-day capacity, and the team you start your project with will be with you until completion. With this “hands on” approach, each project is managed professionally with a strong emphasis on quality and service.

    A KLMSA modular building is built off-site at our Production Facility, allowing us to streamline the planning process and overcome weather conditions or any other on-site delay issues. This minimal on-site construction time means less disruption to the daily operation of your site and a faster, more efficient build.

  • Sustainable

    Every KLMSA building is assessed by an Accredited Energy Auditor to ensure all the Energy Efficiency requirements of The Building Code of Australia are met. Glazing, insulation, heating, ventilation, cooling, and the climate-zone location of the building are all taken into consideration, minimising the energy footprint a building requires for its normal operation.

  • Practical

    KLMSA’s in-house design team will sit down with you to assess your requirements and design a building around your needs. This ensures that form follows function, and that any new improvements complement your existing buildings and surroundings.
